How much does a website for a short let cost in Malta?
It depends on how many properties you have, whether guests pay online by card and how many languages the site needs. After a short call you get a free written quote with scope, timing and cost, agreed before any work starts. Maintenance and updates can be included in a monthly plan.
Do I have to leave Airbnb or Booking.com?
No. Most owners keep the platforms for first-time guests and use their own site for returning guests, referrals and people who find them on Google. Calendars are synced, so a night booked on one channel closes on all the others.
How do you avoid double bookings?
Your website and every platform share the same availability through calendar sync. Platforms update linked calendars at their own pace, not instantly, so for properties with many bookings a day we can connect a channel manager that updates every channel in real time.
How do guests pay, and when do I get the money?
By card, Apple Pay, Google Pay, PayPal or bank transfer, depending on what you want to accept. A common set-up is a deposit at booking and the balance a few weeks before arrival. Payments go straight to your account on the payment provider’s normal schedule, not after a platform releases them.
Do I need an MTA licence to take direct bookings?
Yes. Every short let in Malta and Gozo needs a Malta Tourism Authority licence, whatever the channel, and the licence number has to appear wherever the property is advertised, your own website included. We show it on the site and list the eco-contribution as a separate line on each booking: €1.50 per adult per night since 1 July 2026, up to €22.50 per stay. The licence itself is between you and the MTA.
Will guests actually find my website?
Not on its own: a new site needs a reason to be visited. Returning guests and their friends searching for your property name are the first source, then your Google Maps profile, Instagram and pages written for what travellers search. For quiet weeks, ads can send people straight to the free dates.
I have a farmhouse in Gozo. What should the site focus on?
The atmosphere first: big photos and video of the pool, the stone and the views. Then the practical answers a group needs before booking: bedrooms and beds, how to get there by ferry and car, what is nearby, and longer-stay rates for the months outside summer.
Can one website handle several properties?
Yes. Apartments, villas and farmhouses can live under one brand, each with its own page, gallery, calendar, prices and rules, and a search that shows guests only what is free on their dates.
Can I change prices, dates and photos myself?
Yes. At handover you get a training session and short notes, so changing a seasonal price, blocking dates or adding photos does not need a developer.
How long does it take to build?
Usually 10 to 14 working days for one property. Photos and texts are what decide the timing. If the photos need redoing, we can arrange a shoot with the photo and video studio we work with.
